Energy renovation and EPC: a key consideration before rental

Energy renovation is now an essential criterion for enhancing the value of an apartment intended for rental.

In Paris and the Hauts‑de‑Seine, many older properties may require targeted improvements to optimize their comfort, energy performance, and appeal to tenants.

Before rental, Paris‑Housing supports you in analyzing your property and identifying the most relevant works to improve its Energy Performance Certificate, or EPC: insulation, window replacement, heating improvements, ventilation, or more efficient equipment.

Our goal is to help you prepare a comfortable property that meets the expectations of the rental market and is better valued over the long term.

Everything you need to know about renovation
and interior decoration to enhance your property's value

Property enhancement consists of improving the appearance and functionality of a property in order to increase its perceived value. It is important because it helps reduce rental vacancy, achieve a higher rent, and target a premium clientele.

The renovations that increase a property's value the most include electrical and plumbing upgrades, updating bathrooms and kitchens, and improving energy efficiency, such as installing double glazing, insulating interior walls, or upgrading the heating system.

The EPC assesses the energy performance of a property and informs the future tenant about its estimated energy consumption. It is mandatory when renting out a property and must be mentioned in real estate listings. For the lowest-rated properties, it may also affect the possibility of renting out the property in the coming years.

The most common works include insulation, window replacement, heating improvements, hot water production, ventilation, and the replacement of energy-intensive equipment. The choice of works depends on the property, its initial condition, and the recommendations stated in the Energy Performance Certificate.

In general, for light renovation work, such as painting, flooring, and minor works, costs can range from €100 to €300 per m². For more extensive renovations, costs can rise to €1,000 per m² or more.

A furnished property has a higher rental value than an unfurnished one. It can attract tenants looking for turnkey solutions, particularly expatriates, international students, and companies seeking accommodation for employees on assignment. In addition, the tax regime for furnished rentals, known as LMNP/LMP in France, is particularly advantageous for landlord owners.

The average timeframe for renovating or furnishing a property depends on the scope of the work and the size of the property. A full renovation can take between 1 and 3 months. Lighter furnishing or layout work can usually be completed within 1 to 3 weeks.
