Terms for Tenants

This is an overview, which is by no means exhaustive, of the terms and conditions for the different kinds of rental contract. Do not hesitate to contact us for more information.

  • Furnished rental: second home / Company accommodation

    Lease duration: from 3 months minimum to one year and more.

    Notice period:

    Tenant:1 to 2 months - This notice period is reduced to 1 month in the case that it is the employee’s first job, should an employee be transferred, or be made redundant and in the case of a new job following a redundancy.

    Landlord:no contract termination before the end of the initial lease.

    Security deposit: 2 month’ rent – returned after 2 months maximum, any damages or cleaning deducted.

    Rent variation: based on IRL (French Rent Index) each year on the date the contract was signed.

    Pre-lease and post-lease inventories: shared half and half between the owner and the tenant.

    Utilities:

    • Water, collective heating and other shared bills are fixed and included in the rental price shown on our site.
    • Electricity, gas & internet are not included, however, we can incorporate these costs as a provision in the rent.
       
  • Furnished rental: main home

    Lease duration: 1 year, tacitly renewed.

    Notice period:

    Tenant:1 month.

    Landlord:3 months, the landlord must inform the tenant 3 months before the end of the contract or contract renewal. The landlord needs to justify this decision with a valid reason including : occupying personally their property or selling it.

    Security deposit: 1 month rent returned after 2 months maximum after check out date, any damages or cleaning deducted.

    Rent variation: based on IRL (French Rent Index) each year on the date the contract was signed.

    Utilities:

    • Water, collective heating and other shared bills are covered by provisions and included in the rental price shown on our site.
    • Electricity, gas & internet are not included.
  • Unfurnished rental: main home

    Lease duration: 3 years, tacitly renewed.

    Notice period:

    Tenant:1 month.

    Landlord:6 months, the landlord must inform the tenant 6 months before the end of the contract or contract renewal. The landlord needs to justify this decision with a valid reason including: occupying personally their property or selling it.

    Security deposit: 1 month rent returned after 2 months maximum after check out date, any damages or cleaning deducted.

    Rent variation: based on IRL (French Rent Index) each year on the date the contract was signed.

    Utilities:

    • Water, collective heating and other shared bills are covered by provisions and included in the rental price shown on our site.
    • Electricity, gas & internet are not included.
  • General terms

    Payment Terms:

    • 1 month rent in advance (rent is payable at the beginning of each month).
    • Payment of the security deposit.
    • Payment of the agency fees on signing the lease.
    • Payment methods include bank transfer, credit card and check.


    Council Tax

    • The council tax (Taxe d’Habitation) is paid by the occupant on January 1st .


    Home insurance

    • It is your responsibility to subscribe a multi-risk insurance for your own belongings throughout the tenancy. We can help you set this up with one of our French partners.


    Documents

    • Photocopy of your passport and visa.
    • Last 3 payslips and copy of your employment contract.
    • Proof of address for your primary residence.
    • Banking details.
    • If your company pays the rent on your behalf, please provide us with the company’s Kbis (registration certificate), a letter from your employer and the name & ID for the person signing the lease.
