General conditions and fees for tenants

  • Rented FURNISHED by a Company or as a Secondary Residence

     

    Duration of the tenancy agreement: minimum 3 months to one year and more.

     

    Agency fees for the rental of a FURNISHED property:

     
    • Tenancy agreements from 3 to 5 months: 80% of the monthly rent, VAT included.
    • Tenancy agreements from 6 to 11 months: 1 month' rent, VAT included.
    • Tenancy agreements from minimum 1 year, renewable or extentible: to 11 months: 1 month' rent + VAT.

     

    First contract extension: 50% discount on aforementioned fees.

     

    Pre-lease and post-lease inventories: Euros 3 incl. VAT per m2 of living space.

     

    Notice period for the tenant: 1 to 2 months - This notice period is reduced to 1 month in the case that it is the employee’s first job, should an employee be transferred, or be made redundant and in the case of a new job following a redundancy.

     

    Notice period for the landlord: no termination of the tenancy agreement possible before the end of the initial lease or before the end of each extension.

     

    Security deposit: 2 month’ rent – returned after 2 months maximum, any damages or cleaning deducted.

     

    Rent variation: based on IRL (French Rent Index) each year on the date the contract was signed.

     

    Utilities:

     
    • Water, collective heating and other shared bills are fixed and included in the rental price shown on our website.
    • Electricity, gas and internet are not included.
       

     

  • Rented FURNISHED as Your Main Residence

     

    Duration of the tenancy agreement: 1 year tacitly renewed.

     

    Agency fees for the rental of a FURNISHED property: Euros 12 incl. VAT per m2 of living space.

     

    Pre-lease and post-lease inventories: Euros 3 incl. VAT per m2 of living space.

     

    Notice period for the tenant: 1 month.

     

    Notice period for the landlord: 3 months before the end of the initial tenancy agreement or before the end of each extension.

     

    Security deposit: 2 month’ rent – returned after 2 months maximum, any damages or cleaning deducted.

     

    Rent variation: based on IRL (French Rent Index) each year on the date the contract was signed.

     

    Utilities:

     
    • Water, collective heating and other shared bills are fixed and included in the rental price shown on our website.
    • Electricity, gas and internet are not included.
       

     

  • Rented UNFURNISHED as Your Main Residence

     

    Duration of the tenancy agreement: 3 years tacitly renewed.

     

    Agency fees for the rental of a UNFURNISHED property: Euros 12 incl. VAT per m2 of living space.

     

    Pre-lease and post-lease inventories: Euros 3 incl. VAT per m2 of living space.

     

    Notice period for the tenant: 1 month.

     

    Notice period for the landlord: 6 months before the end of the initial tenancy agreement or before the end of each extension.

     

    Security deposit: 1 month’ rent – returned after 2 months maximum, any damages or cleaning deducted.

     

    Rent variation: based on IRL (French Rent Index) each year on the date the contract was signed.

     

    Utilities:

     
    • Water, collective heating and other shared bills are fixed and included in the rental price shown on our website.
    • Electricity, gas and internet are not included.
       

     

  • General Conditions

    Payment terms and conditions:

     
    • The rent is payable at the beginning of each month.
    • The agency fees are payable upon the signing of the tenancy agreement.
    • Payment methods include bank transfer and checks.


    Council Tax: The council tax (Taxe d’Habitation) is paid by the occupant on January 1st.

     

    Home insurance: It is your responsibility to subscribe a multi-risk insurance for your own belongings throughout the tenancy. We can help you set this up with one of our French partners.

     

    Documents to be supplied:

     
    • Photocopy of your passport and visa;
    • Last 3 payslips and copy of your employment contract;
    • Proof of address for your primary residence;
    • Banking details;
    • If your company pays the rent on your behalf, please provide us with the company’s Kbis (registration certificate), a letter from your employer and the name & ID for the person signing the lease.
